We Stayed Because It Felt Like Home.
As lifelong, born-and-raised Texans, we never expected to put down roots anywhere else.
We originally came to the Grand Strand for what was supposed to be a short-term insurance adjusting deployment. When the assignment ended, we realized we could no longer think of a good reason to leave.
Over time, we made incredible friends, became part of the community, and fell in love with everything the area has to offer.
Dawn loves the beach, live music, and spending time with the friends we have made here. James enjoys golf, live music, meeting new people, and telling bad dad jokes whether anyone wants to hear them or not.
Texas will always be part of who we are, but somewhere along the way, the Grand Strand stopped feeling like a place we were staying and started feeling like home.
How SunRay Began
Through our work in the insurance claims industry, we saw firsthand what can happen when a home is vacant or unoccupied for an extended period. Small leaks, moisture problems, storm damage, HVAC failures, and other issues sometimes went unnoticed long enough to become significant losses. We also saw claims denied because a home had not been occupied or checked frequently enough.
It was Dawn who recognized the need for a service that could help homeowners avoid those situations. She kept coming back to one simple question: How many of these problems could have been prevented, or at least discovered much earlier, if someone had simply been checking on the home?
Dawn’s idea became the foundation for SunRay Home Watch & Concierge.
We created SunRay to give homeowners a dependable local presence while they are away. We conduct scheduled visual inspections, document the condition of the property, look for visible signs of trouble, and communicate clearly when something needs attention.
Because discovering a problem is only part of the solution, we also offer concierge services to help coordinate trusted vendors, provide access to the property, and make returning home a little easier.
Meet Dawn and James
Dawn Mathis
Before entering into a claims career, Dawn spent decades in customer service management. As a claims quality assurance reviewer, her work demanded careful attention to detail and a commitment to making sure every part of a claim file was properly documented.
Her combination of customer service experience, claims knowledge, and attention to detail led her to recognize the need for a dependable home watch service and inspired the creation of SunRay. Today, Dawn helps ensure our clients feel heard, informed, and confident that their homes are being watched over by people who genuinely care.
She is also responsible for keeping James pointed in the right direction, which may be the more demanding job.
James Mathis
James brings decades of experience in sales, business development, leadership, and property insurance claims. He is a former independent insurance adjuster and is currently a licensed public insurance adjuster.
James is also known throughout the claims industry for his appearances on AdjusterTV and presentations at industry conferences. His experience handling thousands of property claims helped shape SunRay’s thorough, documentation-focused approach to watching over our clients’ homes.
At SunRay, James manages business development and vendor relationships while serving as the company’s resident golfer, storyteller, and supplier of bad dad jokes.

SunRay is not a national chain or an impersonal call center. We are a locally owned husband-and-wife business serving the community we now proudly call home.
